Erista, I see you mentioned that you invest in real estate. You didn't say to what extent so I will give you a try anyhow. We are looking for funds to complete the purchase of a multi-family apartment building.

Basically for this project our investor is in need of a JV partner to complete the deal.

The terms are listed briefly below and upon request a complete PDF package is available:

$1,510,000 is needed to finish the purchase---$3,400,000 equity---12 to 36 month term
upon refinancing---ROI is 49% of equity plus return of principal.

Management and operations are in place
All required insurance in place
Luxury 200 unit apartment complex
Ability to intercede w/o foreclosure
Cap rate..........11 to 12 %
Occupancy.....(90%) +

Population growth in the area has averaged slightly over 2% annualy over the past 5 years---twice that of the national average.
