    What would you do with a 7,000 sq ft. Warehouse?

    Entrepreneurs,

    If you had an empty 7,000 sq ft. Warehouse what would you do with it?


    I have this space and I have a few ideas but I want to get the most out of this space.

    All ideas are welcome!

    What kind of an area is it? Urban or suburban? Affluent, middle class, or low income? What is the weather like in the area?

    If it is in a decent area with middle to upper class (and the seasons change), I would consider opening an indoor skatepark. It can be year round, so in the summer it is cool and the winter it is dry and warm. You could also set up a small cafe inside that sells soda, coffee for the parents, and some minor food items that are high margin... To take it a step further, you could maybe contract with a local skateshop and entice them to either open a second location in your warehouse, or pay you reduced rent and move their shop to your location. You could also sell advertising space along the walls for increased revenue.

    Following this model, you would reduce costs by collecting rent from the skate shop and you would benefit because the skate shop would attract your ideal customer. By enticing an established skate shop to setup shop in your location you are really minimizing your exposure to risk. They are responsible for all inventory and such, and you are benefiting from their established name and network... Plus you could piggyback your marketing efforts with the skate shop as well.

    Host competitions and such as well.

    If you don't like that idea. You could start an indoor climate controlled self storage. Go and buy a bunch of chain link fence and partition off 3 diff. size stalls. It is fairly low cost and to get started, you could rent the fencing. This will keep you from being out a bunch of money should things not work out.

    Or if you don't want to go with the fence idea... Just start an RV/Boat storage co. and charge customers based on the size.
