How to track impressions?

How does a site owner track and charge its advertisors for impressions? In other words how do you prove to an advertisor the number of impressions their ad has had?

i always thought there was a tracker (pretty much like software that track website visitors) - but in this case, one that tracks down visits coinciding with impressions of specific ads.

i'm just not sure what they're called.

It really helps to know what your users are clicking on, how targeted your ads are, and what ads work best and where.
