    Need some help with ideas!

    Hey everyone,

    I recently purchased 7 acres of land just off a major interstate in a county that is growing dramatically. They just put up a Lowe's and a Wal-Mart. They are also building an enormous shopping mall there too. My property is just minutes from all this, very centrally located. I was thinking about building a paint ball place or maybe even a Subway. But I'm not too sure about either of those. I was wondering what you guys think might be the smartest and most profitable business to start there? Any and all ideas would help,

    Where is the land exactly? What city, and state? And anythying else around the area? Schools? restaurants? anything at all, just give me a little more detail if possible.

    Hi JJack.

    This is the exact situation that happened in my home town...they are extending the freeway system through the town (last stop before you get to the national forests) so now we have a "super walmart" "lowe's" and other things are springing up every month. We now have 2 subways that are doing swift business as well as a Panda Express, Jamba Juice and 2 starbucks. You can bet if they are building a mall that all of the regular franchise opps will be somewhere inside.

    The paintball place would be a good investment. You could open a pro shop with it and maybe even open a shooting range as well. Walmart would be a great tie-in because they sell related inventory at low markup. Something like a mini-golf with an arcade would also be something you may want to look into. Malls always bring the youth market (which I'm assuming is why you are looking into a subway and a paintball course). I would seriously think about getting some partners and opening a minigolf with slick track racing. I'm sure you could find a franchisor for it. Anyway just my two cents.

    I wouldnt do anything too dramatic to the land... paintball sounds excellent as long as its outdoors.. Keep the land as original as possible making it more appealing for other larger companies to throw you large offers (housing, strips malls, gas station, etc). As you say the area is receiving a larger amount of traffic.

    Paintball sounds like good idea.

    Perhaps depending on the zoning you could use it for campground or RV site. Maybe even incorporate the paintball idea with camping/RV'ing along with other outdoor sporting type endeavors.

    Problem with RV site is you would be expected to provide limited utilities, but maybe not with camping so much. Tell them to go behind the tree!
