    Have a great biz idea

    Hi

    I have a great interest in real estate investment however don't have enough cash in my bank account and a so-so credit for a bank loan.

    I'm thinking of making a real estate "pool" site so that many people can "pool" in money to buy a property and make a profit as the house gets sold at a higher price. Obviously the house will be sold by a sales professional- his/her sales history will be on the website.

    If the house becomes less the price from the original, then we, the company, pays back 100% of what people put in for.

    I want to know if there are lots of young/non-experienced/first time real estate investors wanting to get into the market but lack financial support.

    sure...join your local investment club
    betterinvesting is a very old, very respected, non for profit association that can help you pool capital with others...but you need to read their stuff first
    right now, judging by the kinds of things you're saying, you're ignorant of what it is that you're talking about...this makes you dangerous to others, and therefore, ill qualified to work in partnership with other investors.

    About Business Idea

    Hi,

    I think its a great idea but im not sure if people would want to invest loads in at first but I think if you kept it going you would certainly get regular investors who give large amounts. I would get involved but not a massive sum straight away. If you would be execpting smaller sums then drop me a line.

    Work for a year and save all your money, then take a loan?

    If you want something better than taking a loan, look into wholesaleing. its great in any market, exsepecially our current markert and it gives you a way to make money in real estate by assigning contracts to rehabbers. it fairly easy, takes almost no money. allows you to network by helping home owners with delopadate homes and help the rehabbers in your area. If you want the best coarse on wholesaling, look up Steve Cook.
