Title Abstractor researches the history of real estate by looking at the records at the Registry of Deeds. Clients are usually attorneys or title companies doing real estate closings when someone is getting a mortgage or buying a property.
to put it simply I am ensuring that a seller or mortgagor actually owns the property without anyone else having a claim to it.

response on title abstracting

I was just curious if there was anyone else in this forum in this line of work. I am wondering about getting new clients. Any suggestions in that area? I have a few regular clients, but I am looking for some more steady work. Any ideas? Thanks.

I am pretty much limited to my direct location- Central Maine. LEt me first say that I don't know much how titles and property records work in Canada, but here I can access a lot of county property records via the Internet (but not all records are available online), but so can potential clients. Thus, they don't need me to do that work. Therefore, I get work for my local area where there is no online Registry of Deeds access or where it costs money to access online records. I hope this isn't too confusing.

Lightbulb Abstracting.

I've been doing this for a few years now and I'm actually looking to franchise...i have work from the big three in 13 states and DC and want to expand nationwide. I'm looking for good , qualified abstractors to join my team and have a very defined geographic coverage area. in return i offer marketing, sales and throughput help which makes it so that all you have to do is search titles and make more money. what is your coverage area? do you have E&O? How quickly can you turn work around? I think the need for this type of organization is out there...i don't know about you but i'm tired of temp agencies getting all the recording work and have the actual title work being farmed out to India....but the onus is on us as abstractors to provide a better product in the same time frame to stop those trends. let me know your thoughts. as for the down market, ride it out, find a client that does foreclosure work...the more diverse you are, the longer you'll last in this business.

Sounds like something you can build an online agency with. Have the customers that have a need for it pay a monthly membership fee or something. So they can request the product from one reliable source whenever they need it.
