    New Member here, College student, real estate experience

    Hello, I am from Southern California, and I attend UCI as a full time student. I am also licensed with the California Department of Real Estate since I was 19 years old, and I'm working as full time loan officer at a mortgage company (1+ year experience).

    My original career goal was to become a programmer/web designer/video editor, but that quickly changed after I found out it wasn't for me. Regardless I am adept with computers (basic programming knowledge, web design, photoshop, 3d visual video effects with aftereffects, building computers) as I thought that would be eventual career. Instead, my passion for business grew, and now I am at a point where I will have enough capital (nothing big time) to start up my own business based on my current knowledge and experience. As of right now, I have tried out the content management system, Joomla, and I have gotten pretty familiar with its functions, which would be a good start for any web 2.0 based startup. www.crazd.com Here's the domain I own ( it's not even close to completion , I was just playing around/tweaking with the functions , the shop items are the default examples not items I plan on selling)

    Recently, I have kept up with the current Web 2.0 phenomenon, and I am very familiar with what works, what will continue to work, and how to make existing websites better. I want to start up a company that is either based on selling/collecting mortgage leads on a community friendly real estate website, an online entertainment website, an online clothing store, a community based website, or any other website that finds the niche that is necessary to compete in today's Web 2.0 world. As you may all know, it pretty much boils down to making an existing product better or creating something revolutionary.

    I've already brainstormed several ideas, and I was wondering if there are other people on this board with similar interests/goals as mine. As of right now, I plan on attending pharmacy school in 2 years, and I would love to have started up a successful business to run on the side, while I take a year off before starting up my graduate studies.

    I am looking for possible business partners for these endeavors. I have a good work ethic, know how to manage my time, constantly learning/absorbing from various sources, and want to make a lot of money by doing something I enjoy.

    idk about selling/collected mortgage leads.... why not just get into real estate investing, that is where the money is at.

    Just curious, what kind of business do you run with your current website? I don't know if you're familiar with bankrate.com, but I was also considering starting a blog/article website based on real estate/finance news.

    I started a thread about a business a college student can easily operate while in school and it could certainly act as a platform to help you launch your other ideas

    Calling All College Students

    You'd be perfect for it as you already have some Adobe suite skills and selling ability check it out.

    Also with your current set of skills i'd reccomend starting a refferal type business for realestate agents and contractors and land scapers since you deal with home buyers on a regular basis and many buyers are going to want to do renovations right away, you could easily get some kick backs from these types of trades men. Or i would just start my own construction company, a smaller one with no salaried workers, only contract workers to call up when you need them. it could provide a nice launching pad for realestate investment and development

    bopa, just wondering are you a venture capitalist? by publication, you mean like a school newspaper or just a means for advertisement?
