Starting a Valet Parking Service Business in Columbus, Ohio

I've owned and continue to own and operate multiple businesses and recently decided to start a valet parking service. My concept would be to service restaurants, clubs, private parties / wedding receptions using their secured lots (mostly off street parking). I would initially have two employees and the goal would be to grow to ten locations + events within the year.

I've researched liability insurance (could still use a good source), workers comp, business license, permitting, etc., but could use a little guidance on best practices for selling the idea to clients. I'm thinking of offering free service and I keep proceeds ($5/car + tips) but was curious about contracts or if this is largely a month to month agreement? Has anyone written contracts that protect them on slow nights ex; a restaurant that has fewer than 50 cars valet parked? Maybe the service is free for 50+ and $10/man hour otherwise?

    How competitive is this market?

Thanks in advance for your advice.
