referral/lead generation

hi everyone,
i have an idea which i've seen work and i want to make my own company.
It has to do with referrals/lead generation for colleges.
I definitely want a partner for that idea (someone who can make a website/blog etc) and we both would fill it with content.

I was also wondering if there is referral/affiliate/lead generation for other industries like real estate and whatnot.
any other ideas?
