    Real Estate and LLC

    Hi everybody.
    Here's the case.
    There is a non resident alien willing to invest some money in real estate in America.
    He is willing to buy 2-3 apartments and one of them will be his american house, whie the others should go on rental.

    Here is a few questions.
    1. Will the LLC be better than the C-Corp?
    2. Does he need to apply for the EIN?

    Ok,
    First of all, if a non-resident alien is spending enough money to buy 2-3 properties, I suggest that he gets the advice of at attorney. That being said, an LLC will be easier for tax and incorporation purposes. He will have to file for an EIN but if there is a partner who is a US resident or citizen on the corporation, he can simply apply online and get it instantly. go to the government's site
    the process for getting a tax id as an international is a bit different
    if he has a social though (ie, if he is a student or anything like that) he can also get the tax id instantly online
