    Property Devlopment

    Hi all

    I am obviously new here so i don't know if this is the correct place to post!

    Before i start typeing for half an hour i will just ask dose anyone have any experience with property development. As i have a few questions to ask and i would like to find out if i am living in la la land with my ideas!

    yes, I have limited experience.

    It was an eight unit residential development done through a syndicate.

    What are your questions?

    My questions my be a little stupid because i am a complete newbie to this !

    Firstly a little about my background for this investment.

    I have about £20.000 to play with at the minute and a possible sale of a company that could potentially give me between £80.000 to £100.000 ( if & when some one buys it. )

    My first aspirations are small as i would like to find a bit of land for possible development of a three bed room house.
    (Here lies my first question i don't know were to look is there a database online for land + how much dose it cost etc can you by with planning permission or just without.)
    then i would like to pay a architect to develop the drawings with me.
    (This is were the second question comes in how much do they charge on a approximation and do they walk you threw the planning permission pitfalls?)
    After the drawings and planning permission are complete i would then like to sell them to builder thus leaveing me with no headache what so ever and makeing a tidy profit.

    You see all this idea i picked up from my friend who is a Surveyor he said you can buy a bit of land for about £20.000 build a three bedroom house for about £60.000 and sell it for about 300.000. obviously i liked this idea but relised it cant be that clear cut especially when builders are involved.

    My final and probably most important question is how can i learn about planning permission as i relaise this is the biggest risk with it all.

    am i barking up the wrong tree?

    for the land look on the land registry http://www.landreg.gov.uk/, I am sure there will be a arcitects forum somewhere. ask some questions there. also you want to check that the land can be built on (eg in the uk we have green belts and all that stuff).
