    Waivers, lawyer drawn vs. template?

Okay, I'm close to pulling the trigger. I have a good idea, I'm ready to roll with an LLC, get the EIN, purchase some material, advertise and start this adventure. My question is that my idea revolves around home owners renting something from me for a week. I drop it off, pick it up and also offer an additional service afterwards, but my question is about a waiver. Since I'd be renting my stuff out, I'd like for there to be a waiver where the homeowner signs away something like 'any and all' legal avenues against me. I'd also like to have the waiver cover damages and replacement costs.
Is it more veneficial for me to pay some lawyer to draft this form or is there a site like 'legalzoom' etc that might have something for low cost/free? My price point is $50 per client and I'm anticipating 4/week, so we're not talking huge bucks, so I"m trying to do this on the cheap.
    Any advice?
    Thanks.

I suggest having a lawyer draft it. He/she may know wording, etc., that you are unfamiliar with.
