Try contacting commercial real estate brokers- they are usually pretty in-tune with what is happening in the local market. Of course, they aren't going to just hand you business- help them find clients or give them something else of value

I would have to agree that this is probably one of your strongest options. Here in southern California - "The Irvine Company" controls an enormous amount of office space and they refer outside vendors and services to their own clients all the time. You may hit some jackpots with companies that need to close out and liquidate everything as well as with companies that are moving to bigger space and need to do some house cleaning. May require some footwork but can be well worth it in the end.
