like the title says, im wondering how to go about finding auction and foreclosure listings for homes. it feels like a goosechase trying to find this stuff on the internet, because every site i find seems to be someone trying to sell me a list or a service, but i cannot find (but a few) actual listings. can anyone help?

also, as you may guess, i have never bought one of these before, so i would appreciate any information or advice that anyone can provide.

Ok the auction are done at the city hall steps and you need cash. In the next six months or year we may see a bunch in foreclosure. Foreclosure is very cut throat. You can look at homes in short sales. or find a home in foreclosure, but when your dealing with the general public and their home you never know what the result will be. Sometimes a 3rd party helps.
another trick are the mulimillion dollar homes. rich people build their own home they don't buy some one else dream home. And they drop in value the most. Easy to get but harder to sell. I have even had people give me their homes, but I still could not sell them.

Contact a couple of title companies, ask for an NOD list. Notice of Default.
They'll gladly email them to you weekly. Use that list to find "pre-foreclosures". From there you need a lot of knowledge to know what to do. But thats the easiest way to find em.

I was watching CNN the other day and they said that you can check your local county clerk for those.
I know I will contact mine after the holidays.

This is the best way to go about finding foreclosures. Don't get suckered in to paying for a list from some online company. Each county keeps a list of properties in foreclosure. The law mandates that a lien holder publicly announce their intent to sell a foreclosed item. This is the same for homes and cars. There may be a little obscure newspaper in your market (Legal News in Cleveland) where companies post their intents.

Call your county office and ask them a few questions. You may have to call a few times. Don't get discouraged if the first person you talk to has no idea how to help you. It will take 2-3 phone calls to find someone who knows what they are doing (my experience with Cuyahoga County, Ohio -Cleveland)

Did you check the newspaper--the legal section? Where I am from they list the homes going into foreclosure there first in the legal section and tell you when they will be sold/auction, most of the time you can actually get homes preforeclosure. I would also check with your local police station, when they seize property they sell it via auction. Just a thought
