    Arrow Teenager Hangout. Funding needed

I have put a lot of work into planning this and have talked to a lot of people in the town and the surrounding areas and they all say that we need something like this in the area.

A teen hangout would be for kids from Middle School all the way up to collage. I know that a lot of people think that this is a large range of people but from what i have done on researched this will work the best.

The building will be about 100 ft by 100 ft. Allowing enough space to host large events such as dances, concerts, birthday parties, and other large gatherings. The building will be split into 2 with a sliding wall. On one side there will be an arcade and the other a dance floor.

On the Arcade side there will be the following:

There will be many activities for people to do in this area. I will have video games each in a different rooms so that each game can be played with a group of friend and not be disturbed. I will have X-box, PlayStation, and Wii. There will be 2 of each and they will be able to hook to each other to play tournaments. To play you can buy yearly or monthly membership or you could play by the hour.

2 lounges will be in the building also and will have couches and big screen TVs. This will be just to relax and hang out with friends. Each room will be large enough to have 10+ people in each room and this will be free with a cover charge to the building, or a yearly membership type of think.

Large area in the middle of the building will be used for an arcade area. There will be Pool tables, Air Hockey, Old Style video games, and much more. This will be coin coin operated. There will also be 2 of each table such as Pool talbes, and Air hockey. Both table will be used for tournaments to bring in extra revenue.

On the Dance Floor side there will be the following:

The state will be 30ft by 10ft and will have an extra area that will be able to add onto outward into the dance floor if needed. The state will allow us to have live concerts, karaoke, small plays and other forms of entertainment. The state will have storage bellow for storage space to house all of the tables and chairs for the dance floor when needed.

The dance floor will be a wide open area with wood floors. This will be an open area to have dances or be able to pull tables and chairs out to have plays, meetings, or other gatherings. This area will be very versatile and will be able to bring in income from many different things.

A bar will stretch along the other wall straight across from the state. This bar will not serve any alcoholic beverages because our age group is little young for that now but in the future this might be an option. The Bar will have drinks such as smoothies and pop and will also serve food. Most of the food will be fast prep food but will also have some sit down food for special events.

the 2nd floor will be mostly storage and office space to start out with and then be turned into a laser tag area. This area will be able to be change into any kinda area very easily due to the fact that a laser tag area need to be changed to keep it new and fresh to people so it will all be an open area with mobile pieces.

    Cost:
    Building: $500,000 to 750,000
    Equipment: $60,000
Year of labor for start up: $100,000

If you are willing to loan some money or know of someone who is interested in helping please let me know. I am trying to open this up as a non-profit to start out with then turn it into a profit business. The main reason for doing this is to get kids off the street from drinking, drugs, and violence. If you are willing to help please let me know

I have made a 'Cash Flow Chart' 'Cost Break Down Chart' and 'Hours Chart' for you to look at. Click hear to view Files

You're kidding right? $500,000 to 750,000 for a 100x100ft building? Something like 2,000sq ft would be a bit more realistic for that amount of money..

Unless it was in a city.. then I'd say maybe 200-500sq ft. Either way..

When we first stated this we did not have a 2nd floor on the building that is what i left out on the pricing. For a one floor building it would cost about %500-750,000. For a 2nd floor this price would more then double so it would be about 1,200,000-1,500,000 for a 2 story building.

For the most part this area is going to be open so there will not be a whole lot of interior work that needs to be done.

Why not purchase an existing building?

We have looked at getting a building but we could not find one that we liked and anything that would work the owner wanted way to much for and where not willing to deal.

To start interest in this we are going to start having 'lock-in' type of things where we will set up games and have a dance/concert. This will be done at the local college where we will be able to use the building for free but the time that we can use it are kinda limited. there are only so many nights where there is nothing else going on in the building.

What about courting the local govt for grants or funding on this? I know there are other projects similar to this in other towns that get funding from local govt due to its economic and social impact on the younger crowd.

A great example is here in the Air Force - we have NCO, Officer, and Airman clubs. Obviously it's rank-divided depending on who you are, but it's also age-targeted. The Airman centers have the exact same business model you have (although they're located on military bases). Same video game things, pool tables, case, etc... A perfect model is at Hurlburt Field, Florida... their Airman Center is top-notch.

Quite a tangent - I know - but it'd be a good source to pick apart some ideas and details.

i saw an immediate flaw in this if. your charing people for memberships and at the same time your asking them to pay on the coin machines. That is potential customers that can be lost. May get rid of the membership and just open up and arcade/ dance floor kind of thing like you wanted.

I agree, unless you want to offer a "membership" to certain areas of the club.. for example, instead of paying per hour or whatever you planned to do for the video games, give them the option to buy a membership and then give them a certain amount of playing hours per week with that membership. If they go over their allotted hours, they have to pay to continue playing; however at a discounted rate.

a suggestion as well a lot of younger kids tend to be attracted to fighting based games such as blazblue, marvel vs. capcom, or street fighter, but they also like music based games like ddr, and other games as well. What a local arcade does is they have pool tables in the back and the rest is arcade and they also have a concession stand where they serve food and beverages. Perhaps you can add that to your bar. Kids to tend to get hungry, not only will that bring in money, but instead of having them leave and go out to eat possible risk them not coming back later that day. With this you eliminate any form of travel and have the food served there. This will most likely end up making them stay longer on a full stomach and then spend more.

The way that i worded this might have come off that way. But there will be no membership to get in. There would be more of a membership if you where to come to the dances, and other special events. The membership would also be used to play the video games and such that can not be coin operated. They would not have to pay to get in and then again to play the games.

The bar will be open to everyone and will serve mostly quick serve food such as nachos, chips, Hot dogs, Pop, and so on. The bar area will be set up like a sports bar (with out alcohol to start off with) and that will attract some of the younger kids that want to come down and hang with friends to watch the big came also

First of all, rent a building, don't build one. About 1,000 sf is enough to start out. You can rent this size for $600 - $1,000 a month.

Next don't open an alcoholic bar. This can shut you down. Soon as a college student buys a drink and slips it to a minor your in big trouble. Also undercover people will set you up for serving underage, also bar fights will happen. Selling food and drinks is fine, but keep it non-alcohol.

Next, prepare for your video game systems to get ruined. Many people get a really bad attitude when playing video games, and will throw and smash the controller. Either get arcade systems (which are $200 - $2,000 on ebay each) or else lock up the systems in a box only wide enough to insert and take out a game.

Next you need a bouncer. You can't let 50 people from age 13 to 25 run around and do stuff and not have anyone to stop a fight. If a kid gets a broken nose, you know who the parents are going after? You should have 1 security per 20 kids.

There is more stuff to think about, but I am trying to help you make sure you know what your getting into. Also insurance is needed.

I was not planning on having an alcoholic bar to start with. I know what the risks are of having it and if i do get a permit to have alcohol it will only be on on a special night that will not have a whole lot of kids. As for security there will be about 20-30 camera in the building the will be monitored live by a security officer i will also have officer in the building. I own a security company so i know the dangers in large crowds.

As for the games the way that i was going to have it set up is that each game is locked away in a case and the controllers are kept at the front desk. You will have to rent out the games/controllers at the front desk by leaving a membership card. If a controller is damaged the person that rented it will be responsible for replacing it. Someone from my staff will have to go and change the games no one else will have access to the them without a key. All controllers are wireless so this will be no problem.

Sounds like a good plan so far. But I do recommend starting smaller and working your way up.
