Starting an Old Fashioned "Holiday Only Inn" - Looking For Investors- Only open 14 days a year

We are currently in the development process. We have the perfect untapped location.. a great marketing campaign and system that would go out to 4 major cities in Texas.

Our idea is to create a true "holiday" experience. We will only be open 14 days a year (every major holiday). During each opening day we will have a unique and new full show (singing, dancing, classic entertainment based off of songs by Bing Crosby-Irvin Berlin). The client will be transported back to the era of 1940's America (even starting with a valet ride in a vintage American car to the steps of the hotel and resort.

Revenue will come from tickets to watch the show (while having a fine dining experience), payment to rent a room for the night, major costumes used during shows (such as the main actresses’ glamorous dress) will be sold, and some of the vintage cars. This is marketed at upper-class individuals with more capital to spend.

Estimated projected revenue is 1-2 million from tickets and rooms (this does not include the other venues of revenue).

In response to some questions I have received about numbers behind this idea. I have included a basic breakdown for everyone’s purview. Specifics of location, concepts, etc.. were excluded and will only be released to serious investors after further discussion. Just PM me or post here if you are interested.
These are all low estimates.

$130 per ticket - 350 people per show 14 shows a year (on average- premium tickets are more plus we will have membership levels- such as a platinum level which gives the holder access to all shows, premium seats, a hotel room, special access to rehearsal dinners and showings, etc.. membership levels will range between 5-20k this is not included in this projection)

=$637,000 on tickets this fee includes dinner and soft drinks or coffee.

Adult beverages will also be served but are an additional fee. If 300 people order just 2 beers at $4.00 each that is $2,400 additional per night or $33,600 per year (we will have specialty drinks which are much more expensive- such as champagne, premium liquors, etc.. which will bring in much more, however to be very conservative I am showing this number)

100 rooms- $200 per room for basic room (specialty suits will be more)- $210k per year
Plus restaurant will provide breakfast for all guests free (included in room fee) however we will also offer a lunch menu- which will average $15-20 per person. With around 200 guests staying- estimating that only 75 eat lunch that will equal $1,275 (17 x 75) per event or $17,850.

This comes out to $898,450 annually. With all the other factors mentioned above (such as premium memberships, additional alcohol revenue, specialty room revenue, additional food revenue) this will easily hit over 1 million per year.

We also will receive revenue from silent auctions for costumes used by performers, vintage cars used at the retreat, gift shop, etc.. We expect around $500k from vintage car revenue, 100-200k from gift shop (people can order from our online store year round), and 200k from entertainer costumes.

The property we have is located in a very secluded but beautiful area (overlooking the ocean), the taxes are minimal, and by only opening 14 days a year it keeps staff (such as servers, etc.. cost down).

The facility will be used a few weeks prior to each event for rehearsal (for our entertainers) and may be rented out for special occasions (such as a wedding or business retreat/conference). However those are not used as determinate factors in this business model.
