    Real Estate in California or Texas

    Hi Everyone,

    I'm a budding entrepreneur looking for an experienced real estate investor to partner with in California or Texas. What I aim is simple: buy houses or foreclosures, rent them out for the long-term (greater than 1 year), and sell them once prices have increased satisfactorily. I hope to get to know some of you and if a partnership is suitable, we would craft a business plan together and pursue venture capital if necessary.

    About Me:
    Currently, I am finishing up my MBA education and I have 3 years of successful outside sales experience. I also love investing in public equities. I am in the research phase thinking of ideas for my first business and am excited to network with some of you. I have very limited experience in real estate currently, but my passion to own property is very high, and I feel that the depressed housing prices are too much of an opportunity to pass. I'm looking for a partner with integrity and experience in foreclosures and/or house rentals. I'm glad to meet all of you business professionals and wish you success on your ventures.

    1. As a current real estate investor, I don't advise you doing this if you've never done real estate before. Try talking to people and getting one property first before going all out and really figure if you really want to go down that road.

    2. VC is not a plan in RE investing.

    what's your TX and CA 5-year case shiller, single family homes forecast?

    Hi, I don't have access to the most updated case-shiller index, but I do remember recently seeing a forecast of 5% to 10% annual gain in home prices in the coming years.

    @KyleXY: You're right, it looks like venture capitalists don't fund real estate. I could definitely start small with a house or two. I don't understand private equity too well but eventually I could look into some firms that can supply capital, on top of some debt financing.

    nah not really

    the case shiller index is available at
    S&P | Case-Shiller |
    the update is coming tomorrow
    the 2-5 year forecast is pretty uniform
    everyone is expecting prices to continue declining until 2012 and begin to flatten out from there onwards
    WSJ just had a similar story today
    Home Sales Rise, but So Do Bearish Views - WSJ.com
    there are lots of specific reasons for why this forecast is more realistic than "5% to 10% annual gain in home prices in the coming years".

    what this means for you is that if you want to buy property right now, there is a certain chance that you're gonna be suffering losses over the next several years

    getting down to partnership

    ervin,

    i am a re investor. i have flipped properties in this market and am now starting to hold rentals to bank cash flow. i am open for partnership but what will you bring to the table and what's your plan for the partnership?

    the fact that you are bringing up vc means you don't really understand how re investing really works. that's fine.. but if you don't have knowledge nor the money, not too many people will bring you under their wings. let's talk anyway.
