huge night club project in Florida already at the stage of completion but failed funding due to bad broker. Attorneys (seller and buyer ) on standby to complete. This deal definately a VC partnership or private funding partnership. I have all docs, collateral, there is a 10 yr lease with a 5 yr option valued at 5mm, hard assets of 1.5mm. Business Plan available, serious Investors only who have experience in asset based lending and partnership. Short term loan pay back viable or long term with pre pay penalty. Open to all scenarios.

Nightclubs have one of the higest failure rates of any business. They are right up there with bars and restaurants. I've seen maybe one large clug make it past their five year mark. What is your return on investment to compensate for such a high risk project?
