    Have you considered SBA Loans? If you have a any audited financial statements, or tax returns that show a positive NOI, you can get an SBA loan.

    Our firm facilitates business loans that are federally backed by the government, all you have to show is a 3 years tax returns with a verifiable income source.

    Here's my two cents after 25 years including plenty of time in banking. Bootstrap your expansion. Our banking system is frozen for the most part right now. And jumping through the hoops for an SBA loan is a pain in the butt, not to mention a distraction. Even if you have all the documentation for which he's asking, it's unlikely you'll get funded. I just had a good friend submit his request to an SBA lender, the rep for the lender turned out to be a moron. The deal was super clean. Twelve years in business. Always profitable. No debt. High FICO. Services related. All they did was jerk his chain and offer lame excuses. Sorry SBA dude. Not trying to be negative. Just realistic. Don't think most entrepreneurs here would be ready for an SBA loan, the process itself or appreciative of the typical chain jerking.

    Also, when you're in the hunt for money, it might be helpful for you to define, "small" and the terms that would be acceptable to you. Also, use of proceeds and time frame to pay back the loan, if in fact you're looking to borrow the money vs. giving up equity or ownership.
