    need small short term loan to secure rent to own.

    I am self employed but my business partner cannot give me needed 4'000 to secure the property.
    My current landlord sold the place i am in.
    I looking for a short term private vendor loan of 4'000$ to secure a 1'200 sq ft mobile home as rent to own.

    If anyone is interested in a short term investment of < 5'000, let me know.

    Just curious but how would you plan paying back the $4,000 and how long would it take? Also does this include the land for the mobile home or is it just for the mobile home? Is this a lease to own or a rent to own (sorry if they are one in the same, disregard)? Have you checked with the bank on this. With this being a home there are a lot of programs out there and I believe even programs for mobile homes. Are you a first time buyer? They have a lot of programs for first time buyers but again I don't know what restrictions there are on mobile homes.

    I would be very cautious about rent to own stuff. There are a lot of scams and I have heard horror stories of companies that would stick people with outrageous fees if they were even 1 day late and being a mobile home if I remember right they own it and if your late they have the right to repossess it.

    i have money coming in in 45 days from my business partner that will allow me to pay it back in full. Also because i have no equity, banks ignore me. Getting help from banks in canada is very difficult. The rent to own is done privately however the reposession only can happen if i miss 3 or more payments in a row. Its buying a vacant home that is owned by a mobile home park. Parkview Trailer Park

    Well I have no idea how Canadian Real Estate laws are so I don't really know what to tell you there. I don't want to give you any misleading information so maybe check with around locally and see if they have any Home Owners Associations or try speaking with a Real Estate agent to see if they know of any programs or something to help you out.

    I have explored all my options, i am only looking for a short term loan to help me get the down payment together and I can pay it back by april 15th with a 22% ROI. The repay has nothing to do with the place, i have a investment for setting up a business situation for my company. I also have a advertising campaign for usa and canada going on for my product that will be generating a large sum of return.

    I have to be out of my current place by the 30th and unless i can find this down payment, i will be forced to rent "again" and will lose this opportunity.

    i just found another deal thats even better, i found a trailer for 7500$ cash. its worth 15k. I can get into it for 2k$. I really need help here. I have a huge opportunity. Please someone serious contact me.

    I am not able to qualify for conventional lending. If no one can even help with 2k to do this then i am leaving the YE community.

    It's not that they can't. It's probably that they won't. YE is designed to be a forum for people to interact and mostly collaborate with each other. But you can't expect strangers to lend money to someone they don't know off a forum, and from a different country on top of that. That is an unrealistic expectation even if you are genuine. In my honest opinion, I sort of wish YE would get rid of the "Looking for capital" section. Many people (not saying you), in general, come on here not knowing a lick about raising capital and basically in essence want a handout (even if they don't recognize it as so). While I'm sure there are people on here who will lend money, etc... They're most likely doing it out of ignorance (in regards to how raising capital and lending capital works).

    I'm sorry but if your reason to remain here is expecting people to fork over money, chances are, you're probably going to be out of luck and here for the wrong reason. It sucks that you can't get the help you want from this community whether they have the capital to do so or not, but it shouldn't be an expectation. This will exist in every community. The reality is this is a forum for entrepreneurs to exchange ideas, ask questions, network, etc... Not a funding ground like Prosper.com. While it does have a section for people looking to gain capital (as I've said I wish YE would abolish this section), it's primary purpose isn't for that. I think a few others (albeit in small numbers) have actually voiced their opinion on this very topic.

    I'm sorry if this next statement offends you but a real entrepreneur is relentlessly resourceful in finding his own way to success and does not always rely on others to get where he needs to go. Pandora is a magnificent example in this case. Tim, the founder, had been rejected countless times for capital and countless times he's been on the verge of folding his company. But instead of retaliating against the community, he just keeps moving forward. I'm not sure why you're not able to qualify for conventional lending and I honestly don't care to ask or want to know. I will say that from my time on this forum and reading your posts, I feel you have the wrong mindset when it comes to operating a business in a few areas, in other words, you're not the entrepreneur you think you are. Wanting to start a business, building something, etc... doesn't automatically make you an entrepreneur. Part of it is the will and mindset way of thinking. This is what separates the people who succeed and people who fail. I'm not going to get into this but let's just say, I disagree with your comment and I'll leave it at that and let you decide what you want to do. But if that is your attitude towards this community, then you're better off leaving.

    I come here to interact with people. I don't come here expecting anything from the community. No one else should either. Again, we're here to exchange ideas, collaborate, discuss, network, socialize, etc... Not expect favors, loans, and handouts.
