Looking for Real Estate Investment partner in Florida

I'm looking for a partner to start a new real estate investment business in Florida. I understand the housing market in Florida is less than ideal currently for real estate development but I was hoping to buy a couple of properties when the economy is poor and the houses are cheap. I'm pretty certain that Florida real estate will pick back up again when the housing market picks up again. Given this might be a couple of years down the road, this business most likely will be looking for long term profits rather than short term.
