    Looking for investor with $45,000 to flip property. 100% ROI within 8 months MAX

    Hey everyone, my name is Nolan I'm new here I've got a great idea that I know works; that I'm seeing work, in which I am very familiar with. So lets jump right into it. I've been working for my step dad’s mortgage company for the passed 3 years, and due to how slow things have gotten, we've been forced to adapt to something bigger and better. The passed 24 months we've been buying real estate for under market value and reselling it. It's a pretty simple concept, just alot of hard work which I will be doing. It's going great right now because values and rates are LOW, its a BUYERS MARKET so the properties are moving I've been buying and turning for him for a while now and pretty much got it down to an art. We've got teams of realtors to make sure the property gets sold, teams of appraisers checking out the property before we buy it, to make sure its up par with all the local comparable sales and its the right property for us to profit off of. But, I'm only getting crumbs of the pie, since I don’t have my own capital to work with. So here I am, discontent and want more for my work. If there’s an investor out there with $45,000 I know I can double your money. We write a contract up, you send me the $45,000 and I get right to work. 8 months later max you have $90,000, simple as that.     Do you have recent comps that support what you are stating? Addresses of resales on quick flips we can look up online? I would love to think flipping is doable again but I haven't seen this being an option of late.

    Yes, I have all the paperwork to numerous transactions that we have done recently. Send me your email and I'll forward some to you if you'd like. Keep in mind, you say "quick flips" but it can take as long as 8 months. Some people expect it to be done in like 3 months max and thats just not the case most the time.
