    Has anyone ever used gobignetwork.com to find financing? If so, how helpful did you find it and what fee do they charge?

    To use them they would actually have to provide something. What they provide is a breeding ground for facilitators. If you want to be approached by a dozen bozos with imaginary connections in the angel/VC arena then by all means sign up.

    I highly doubt there are actual investors on their; just people who want to write your business plan and for you to pay for due-diligence.

    At one point, when I was raising money for others, I had my contact information available. I've worked on projects where funding requests have been posted and have never talked to anyone that was an actual investor.

    Investors are so inundated with requests that the last thing they're doing is signing up at the aforementioned sites to find deals. What they are doing, however, is getting smarter and banding together with other angels and establishing criteria comparable to that of a VC.

    Unfortunately the cowboy days are gone.

    How do you recommend finding investment money for real estate projects, online? I'm looking to give away a fixed ROI.

    Right now I'm just doing research on how to secure money online. I appreciated all the help.

    My suggestion would be to stop looking online and get out there and network within the real estate circles.

    I am networked with other real estate investors. But I want to try and bring in money from outside the industry.

    It is hard to convince a real estate investor to invest with you and take a cut when they could just go invest by themselves.

    No I'm not. All the investors I know invest full time for a living. Its like asking a mutual fund manager to invest in a fund you manage after you explain how your going to invest the funds money. If he thinks you are investing it well, he'll do it by himself with his own money so he gets 100% of the profits.
