Investors Needed for Indoor Waterpark/Hotel

I have acquired a 20 acre piece of real estate in the Midwest. I have in place a business plan to construct an indoor water park hotel in a high demand area. The area provides entertainment, shopping, businesses, highway access, and more. The indoor waterpark will be approximately 50,000 square feet with slides, lazy river, and possbily a wave pool. The hotel is expected to have 300 rooms, a restaurant, and sports bar. There are future plans for a conference center. Revenue will include hotel guests, park memberships for local families, food, drinks, conferences, and more. It is a 50 million dollar project and I am looking to locate 20 million dollars for 50% ownership. I expect to sell five 10% shares of ownership at 4 million. The project will be built. I am seeking introductions to any investors that may be interested. Probably not the right place to look but never hurts to try!

I am also curious to where the park will be located.
I'm not sure how you will be able to compete with Cedar Fair. Their parks seem to be the most attractive in the midwest.

It is not meant to be a featured attraction. I would agree that Cedar Fair is impressive but does not compete with the Wisconsin Dell's Waterpark Resorts. (Great Wolf Lodge)Regardless, that is not my competition. Hotel Waterparks are the future of hotels in the midwest for it's year round attraction to hotel goers. My competition is the hotels within a 25 mile radius. The location is Southeast Michigan. The reason people would stay at my hotel is because they would already be traveling to the area and my hotel would be the place family's would choose to stay instead of the holiday inn and for a little longer than what they would normally because of it's offerings.

Have you ever done anything like this before? If not, you might want to get some advisers involved who do have the experience, otherwise, the investors will want a very big piece of this because all you will be contributing is the land and the general idea. The more fleshed out the plan, and the more experience and track record you have, the less risky of an investment it will seem and the more money you can expect in return for a smaller share of the equity.

What is the population in the city or town in which the property is located?

What other attractions would bring visitors to the area?

More specifically, what other attractions would bring visitors in your target audience (families with young children) to the area?

This is a cool idea! I had this idea 5 years ago; I was gonna try and build an indoor water park one day because me and my daughter love water parks. Now I see the idea all over the place. I don't know how long the concept is around.

I thought I would have laser light Fridays, haunted for around Halloween and decorated for Christmas etc. I do figure the overhead for this idea can be tremendous but maybe it can be offset by running day and night all year long. Good luck!

I live near an indoor water park (Erie, Pa) and it is very successful. There is a hotel connected to the water park which then in turn allows them to offer great package deals. Because PA and especially Erie has very long winters, the indoor water park is incredibly successful. They also market and advertise almost everywhere and anywhere imagineable. I feel that yes you could be successful if you are able to market it right and also offer packages for other events.
