Hey try thinking really creative... scenario

Retired couple you know that have rental property that they are no longer receiving rent payments on since the economy collapse... tell them to put up the equity in the house for 12 months rent upfront. Some people have the 2 option do it or lose it. and some will be so excited that you are saving the day. live in the house or leave it empty you were gonna pay it out either way.

also try to Find people in the paper that look desperate to rent out their place. I hope that makes sense.
