best way to get funding for non-profit community center?

Hi all, well i am trying to get funding/grants for a community project I want to create. The city desperatley needs one as there is literally NO entertainment in the city at all. Bars, liqour stores, more bars, strip club, more bars, etc one of those type of cities. As a result the youth(even adults) have nothing to do and so crime has risen steadily from year to year. I have asked all neighbors of the building(residents & business owners) and throughout the city and everyone(mostly) is behind it %110. The problem comes from the money(or lack of). It's going to take about $200,000 to fix the building up and bring it back up to code(it's been sitting for nearly a decade now, however for it's age it isn't in too bad of shape. My plan however is to section off the building and year by year open new areas as they're being finished. The biggest expense is the HVAC system(roughly $185,000), the old boiler system wasn't shut down properly when they closed the building, so 7-rooftop units will be used to replace the old boiler system.

I plan on building a life skills community center for youth, young-adults, & adults alike. I plan on giving music lessons(including basic producing skills), theatre/acting classes, art/drawing lessons, etc aside from that I want to have computer training for those who need/want it, outdoor bbq's free to the community(during summer months), basketball, bingo nights, talent shows, etc and a host of other activities for ppl of all interests to enjoy.

I know at least 100 kids off the top of my head that will shoot straight through those doors as soon as they open, and I know that if things stay the way they are now, these kids may end up in trouble later in life becuase of boredom/depression. When we were young we had rollerskating rinks, movie theatres, etc..there's not even a single bowling alley in this city! There's literally nothing for the youth to do but get in trouble, so I am hoping with the right people behind me I can change that and help other kids futures be as bright as possible.

I also have plenty of people willing to voulenteer their time & talent to teaching and assisting

The problem(and my main question) is how do you approach investors with non-profits, I know that non-profits do & have to profit in order to sustain itself, but unlike a for-profit it's going to take longer to payback the loans, so how much does that effect the ability to get an investment? I plan on(if I can get this project off the ground) paying myself just enough to eat and bathe myself(figuring about 8,000yr or less). and just working on the building nearly 24/7(gotta rest sometimes though lol) as I can do all the landscaping, painting, cleaning, etc all by myself(even though I will have a few buddies help me out). I can just sleep in my van outside the building and get up bright and early and keep cleaning, painting, etc till around 10-11pm everyday until it's finshed.

I have a complete plan for real investors, and will give my number in PM if you wish to contact me. However if you can't invest, any general information on the best way to approach investors with non-profits would help and any tips on grant writting as well.

Hopefully things will work out and we can start seeing more positive changes around here, When i've done restoration jobs for buildings in Detroit, MI you'll see how people respect that and starting cleaning up their own lives. Nothing makes me feel better than that, so I am hoping I can get this project going and do my part to better my own community.

    Anyway enough rambling lol,

Thanks for reading and hope you can help me out in anyway possible wether it's donations, investment, or even just sound advice it'll all be greatly appreciated.

    Thank you,
    Mike

most community centers are community sponsored. aka- donations from the community and local businesses. You should also look into grant writing

Yeah that's what i'm trying to do now as well, I'm trying to get money from anywhere I can(legally of course) but a donation/grant/investment of $200,000 will get the whole project in motion, I could have it opened by late winter/early spring, but with just community donations alone, it could take years just to try to get the wheels turning..I'm out there grinding everyday though exhusting every avenue I have, so hopefully something works out.

    Thanks for your help!
