    Anyone living in an area that's experiencing a healthy real estate investment climate?

    Just curious. I'm in Seattle and was a very active real estate investor in Florida during the boom years. I've read about Asian and Latin American investors scouring the globe for real estate investing lately. I am looking for a partner who might live in a country or city that is actually experiencing a boom. Unfortunately I am not seeing this going on here in Seattle of late. I am interested in presales, assigning contracts on condos, any type of simultaneously closing opportunities whether in vacant land or residential properties that don't require any type of remodeling or improvement. The problem of course is what markets are experiencing double digit appreciation to make this feasible?? The bust is pretty much alive and well in the USA. If you live in such an area and want to talk partnerships I'm here for you.

    I do invest in real estate but not in the same manner that you seem to be looking into. I spent 8 years in the US, and invested and lived in FL in the boom years. Those double digit appreciation that we were seeing were a result of very high demand. That demand came from all the "free money"(i know it wasnt free) that was out there. I do not think the US will see that kind of boom anytime soon and I have yet to see a market with such inflated prices. I am based in Central america now(Between costa rica and panama) and I have seen opportunities in NIcaragua and some in panama. But still nothing like what you would have experience in those years. I have purchased a few rental properties in indianapollis for some clients of mine that are giving 20% a year ROI.....in my opinion...all that free money that was once there is almost impossible to find again.

    chuff thanks for the response. I have to believe there are areas that are experiencing similar booms, perhaps some of the Asian countries? I know the Chinese are apparently big investors of foreign real estate last several years.

    chuff are Americans still buyers in Nicaragua and Panama? I recall beachfront property was very cheap and desirable there 6 years ago.

    we'll if you're looking at fresh investment area you're right about asia. i live in the philippines a graduate of a tourism course. since then i have observed the rise of opportunity as the government is now focused on tourism and is competing with tourist arrivals with our neighboring countries. beach lots with world class quality is still cheap if you know the right channels. if you need a hand on investing here i'd be glad to help you out. why do i know so much about property assessment/values? i had a couple of clients who have had their properties under mortgage. send me a note sometime and welcome to the philippines...

    Hi. I would love to know more about the market in the Philippines. Are you seeing buyers from mainland China? Where would you say are the best areas of the country to invest in and what are the year over year appreciation rates you are seeing? Cheers.

    Buying has slowed down a lot in costa rica in particular. The flood of money a couple years back raised the prices there ridiculously, and they are taking longer to go down. Nicaragua and panama are still seeing solid investments...i have clients in Singapore and China who are buying up america as it's on sale..

    Where in America are they buying? I keep reading about the Miami condo market being hot but I am skeptical since I know there is still such a glut there.
