Investment needed $450k

I have been approved for a $3 mil Business Loan. (Phoenix Lending Inc)
Their asking for 15% ($450k) to be put into their escrow acct.
The $450k will be fully refunded at closing.
At closing, you would receive the $450k with $40,000 in interest.

It is understood that a 15% equity contribution of the requested loan amount
is required to be deposited into the account of Phoenix Lending Inc. and
that this deposit is 100% refunded upon funding.
