Huge ROI is totally dependent on the price and terms. Can you share the price? Are you currently an owner? And why are the current owners selling for such a "cheap low price" if the place makes such great money?

I live in the area.. the reason for the huge ROI offer is becuase the market is over saturated and the failure rate is extremly high. My old roommate is a VIP Bartender at the largest club in DC and hangs out with all the DC/MD/VA club owners. It's brutal out there right now.

What part of MD are you looking at?

Yes I agree with your comments regarding the D.C. Market however this club is in the Baltimore Market where there are only 4 known clubs and only two of which are upscale venues one of which is the club I am attempting to acquire. The Baltimore market is wide open, so much so that the city has even thought recently to build a large entertainment complex near Ravens stadium that would have several nightlife venues however the owners of the property (multiple acres) did not agree to sell his property so that leaves the Baltimore patrons to travel to D.C. for nightlife and as you correctly stated D.C. is oversaturated.

Baltimore is in extremely bad shape financially... there are bars and clubs closing in that market on a weekly basis. What makes your club different? Do you have financials to share?
