Low Risk, High Return Opportunity - Needs Investor

Hello, I have a opportunity to buy a existing computer store for 40'000 usd.

I have included a financial projection: Financial Projection

It would be a 51/49 deal with 49% going to the investor.

Also the deal would give the person 10% into my other company which is developing a MMO Game Creation System that will be used to develop next generation massive multiplayer online role playing games.

I have also included a early development video of this system: Engine Alpha Stages

I would use profits from my share of the computer store to cross invest into the continued development of the mmo game creation system.

The computer store itself is a low risk / high return opportunity and the game engine when done will make millions a month.

The problem I think is that you would need to send people a good businessplan. If I read your post, you are the 'dreamer' type of person. For example your sentence 'once the engine is done it will make millions a month' is a hip-shot to say the least. There is no backing of this at all (how many prospects do you have, what is your pricing model, when will it be finished, is it still hot when you release it or is it yester-year's technology, what competition is there, etc).

The second thing is ... why should I invest in something if I already know that your time will be split between 2 businesses? That to me would be a HUGE investment risk, because without focus they're both very likely to fail.

the engine is alot more complete then people can currently understand however the main place i need an investment right now is the computer store. Also many people run multiple businesses, and currently the game engine is a hobby more then a business at the moment. 100% of my focus would be on the computer store.

But you have flip flopped and just proven that you are a high risk investment. You went from 'i will be using profits from the computer store to cross invest' and 'it will also include 10% of my other business' to 'its a hobby'.

Many people do run multiple businesses. I am one of them. I did not jump into both over night. Pic a venture and stick with it, grow it, then start another when you're ready.

I am with Nick here 100%. And this is not to demean you or anything, but the one thing you will need to succeed in anything is focus. Professional athletes don't compete in multiple sports either.

Take Michael Schumacher, he could have become a professional soccer player or a race driver. He had to choose.

As Nick says, many people run multiple businesses. But they start out with one. Many people are also rich. But the start out with a single dollar...

We all want low risk high return investments but most disappoint. This investment however can provide huge gains and low risk.

While it was popular with such investors as Howard Hughes, still is with Donald Trump and even comedian Bob Hope loved it, smaller investors are only now discovering it.
