investor or Business partner needed.

My name is Kerson L. Raymond. Owner of Cloud 9 Entertainments, LLC in Hartford, CT. I have a 90% completed restaurant/lounge project that I need help completing. I had a partner whom I had to buy out due to his inability to come forth with the remaining balance of his pledge. This lounge was to open about 2 months ago. It is 90% completed with all of the equipments and personels needed for operation on day one in place. The loan/partner is for completion of minimal works left to be done and for working capital. Please see note below.

Investment Notes

• Cloud 9 Entertainments, LLC is seeking 70k debt investment by due date of March 10th. 2008 to complete a 90% finish Restaurant & Lounge project in Hartford, CT.
.
• Investors will earn a 14k return on investment for a duration of 12 months for a total disbursement of 84k.

• The beginning of the commitment starts 45 days after grand opening date.

• The return will be distributed as follow:

o First 6 months: 35k return plus 7k ROI
o Second 6 months: 35k return plus 7k ROI

• Your Investment is a 100% Debt-Investment commitment with 0% Equity.

• Cloud 9 Entertainments, LLC will guaranty your investment and return through real estate investment properties as a lien holder for the duration of the investment.

I'm located in downtown Haftford, CT... The grand opening isn't set up yet until I can find the investor or partner needed to fund the rest of the project. If I can find that person before March 7th, than I'm looking at a first or second week of April Grand opening. Let me know what you can do and how fast of a turn around.

I'm 37. I worked with Guinness for 8 years. I co-owned a restaurant in NJ which was sold. I need about 70k - 30k for back up payroll and the rest to connect the loose ends..ie, Micros operating system to go live, remaining balance on some furnitures, draperies and signage plus marketing dollars needed to open my doors. For more detail info on funding...please read my post above.

Just curious- if you have real estate to secure the lender's investment, how come you can't borrow against that equity to finish the project? Or is there no equity in the real estate being used as security?

I've looked into it.. but no banks will give 80% of equity right now if your credit score is not in the upper 700's... Unfortunately my credit is not and if I borrow whatever amount they're willing to give me with its astronomical high interest because of my credit score...it certainly won't make financial sense for me; especially if what I'm able to borrow won't cover for what I want to accomplish.
I could do it out of desperation but it could be detrimental to my finance.
That was the first thing I've looked at; but I do thank you for the insight.
