2 House Real Estate Deal

Hello Everyone, I hope everyone is doing wonderful today. Please don't respond to me with scams, or dumb ideas, keep them to yourself, please
I am looking for a Real Estate investor, silent. And I can provide more details to anyone who wants them.

I came across a 2 bedroom, 2 bathroom, potential 3rd bedroom, huge fenced in yard, basement, storage shed, 2 story house. I can take it for $85,000. It does need some work. New carpet, paint inside and out, some landscaping, basement needs to have some minor repairs, new hot water heater, and one of the bathrooms needs new toilet, and fixtures. I do wanna make it a 3 bedroom, we all know 2 bedroom homes are hard to sell. Also with such a large yard, I would like to put a 2 car drive way in. I estimate repairs at around $10,500.

I have a concrete guy, carpet guy, a couple drywallers, also can get plumber and hvac if needed. I also will be helping in the repairs, I went to school to be an electrician, I know drywall, and I use to install flooring, I do know my way around tools.

With the purchase of the house, and repairs, total investment would be about $95,500 + any carrying cost and closing cost. I can have to work done in about 3 weeks or less. Comps in this area have houses smaller than this going for around $120-$135k. But there is a kicker to this deal, I already have a buyer. I know the people that would be willing to buy the house for $125,000 after it was done, they love the location and the house itself. And I will be able to buy their house from them. So I will be selling the newly redone house to them, and then picking their house up for $65,000, a house that is in a area where comps are in the $135k mark also.

I know everyone is saying well that sounds to cheap to pick up that house, but the thing is, its family that will be selling the house to me. They dont want to deal with real estate agent, and all the hassle. Plus they just want what they paid for the house, plus what it cost them to put siding on the house, in 2002. This house has 2 bedrooms, attic, basement, fenced yard, garage, and driveway, and shed. It will need some minor paint and carpet, and some siding on the garage, and its done. I need serious investors, not jokes, I dont have time to waste, and time is money. Any investors in the Harrisburg, Pennsylvania area, or any where really that are interested contact me at 717-309-5598, my name is Jeremy. If you are in the area, we can meet and sit down and talk this deal over, and the potential for further deals after this one. Thanks for all in advance.

Shoot me a PM Jeremy... I may possibly be interested in the future (no kidding.)

P.S. If I could recommend (and if we do work something out in the future) it'd be smart to get Central Air in all the homes, as this is a great selling point as well.

Sorry spark I dont use the whole aim system, I'm rarely at the computer, so it does me really no good. But you can email me at sherwoodassociatesmg@yahoo.com send me an email, and we can go from there. And the second home I will pick up, does have Central air, not sure how much it will cost to do it for the first one.

Buying outright in Spain

Good job, keep on posting. I've travelled to Spain before, I was surprised not only by its beautiful scenery but also by its booming real estate. So from then on, I've made up my mind to buy a property in Spain. It is said that Spain's property is very flourishing, nowadays, more and more foreigners have come to Spain for investing in real estate, such as canary island property and property for sale granada are cited examples, they are very suitable for living and investing. Moreover, we don’t have to worry about money, because we can easily get loans from banks. Whether we buy or invest in property or not, we can earn much more money the next year. I will purchase a house which is near beaches and convenient in transportation. Does anyone have some information about that? I’d like to hear your suggestions. Thanks.
