    Money to be Made with Rentals?

    Given with all the recent and forecoming foreclosures [primarily from defaulted adjustable rate mortgages], do you see an ample opportunity to focus on investing in rental properties?

    With the multitude of families having to leave their mortgaged homes and resort to rental properties, is NOW to time to seriously consider investments in rental properities or rental property-based companies?

    What are your thoughts?

    Just like investing in stocks, investing in real estate is a long-term investment. If you invest in rental properties, there is no "right time" to invest, but history has shown it to be a good investment over the long run. No one can predict what will happen. Very, very few people actually made money flipping for this very same reason... you either got in early or you got screwed.

    My advice if you want to invest in real estate, stop looking for some short-term big gain, it is a very solid long-term investment that can make you considerable money. But stop trying to think you are going to outsmart the market.

    My experience with real estate has given me the mindset that the "market" doesn't really matter. There is always money to be made if you do it right, no matter if its an up-time or a down-time.

    I think it has a lot more to do with where you are personally, your knowledge, and your team. Obviously there are market times where its easier to make money, but the hard times just show who the real pros are.

    If you have the knowledge and capabilities to make money only in certain situations, then there is nothing wrong with sticking to just those types of situations. Know your strengths and know your weaknesses.
