I am new to this particular board and wanted to post this topic and see what, if any thoughts this particular group might have.

I purchased about 600 feet of white sand beach front (total of about 2 acres) some years ago on an islands in a central american country. The land is freehold, beautiful and in a position, both on island and in the community, where a luxury eco-resort would do very very well. The location has significant lower end, backpacker, traffic, but little in the way of upscale, luxury accomodations. I have a ton of C.A. experience and know the locals of this small municpality quite well. What I do not have is resort construction/management experience, although I understand service and have skilled construction people in place and architectural drawings in progress. Most of the basic infrastructure is in already (water/electric/dockage), but the buildout remains to be done. I am becoming more comfortable with the financials and will be making another trip to firm up some of the additional issues related to those financials, including occupancy rates, commodity costs, etc.

With this background, I suppose the questions are these- (1) financing- the projected project costs are between 1 and 1.2 MM, but although domestic (US) resort financing is relatively plentiful, developing nation financing is lacking, so, anyone have thoughts on overseas financing and (2) management experince: I know this is something I can handle, but would interested in hearing from those who have been there/done that in similar scenarios.
