I have recently come into a couple vacation properties (Michigan & Puerto Vallarta) but, unfortunately, at present I don't have the necissary funds to market them. I was wondering if anyone here has an innovative approach that I may be not be thinking of.

The internet is full of very cheap and free advertising and marketing oppurtunities.

Look for vacation type portals etc that you can list stuff on for free. Just a idea

JP -- Thanks for the reply. I think I have exhausted these options. I am currently listed on every "free" vacation rental listing site that I am aware of (or could find) but, unfortunately, there is a reason that these sites are free -- they dont draw enough traffic to warrant a fee. I have had a few responses from these sites -- which actually led to someone renting the Puerto Vallarta house for 2 weeks -- but other than that they have been really slow. Once I bring in a little $ -- I will be more than happy to fork it over to some of the bigger sites that require fees -- just looking to make that $ in order to do it

Toss up a web site with pictures and contact information. The have the link as your sig line when you post in forums.

Contact airlines and see if you can create a joint venture. Ask them to promote your properties in exchange for promoting them.

If you create a web page (above) create a attractive graphic as a link to the page and place in on any other web sites you or your friends may have.

Have a business? Know anyone with a business? Create a contest with the first prize being a week at one of the properties. Then promote the contest.

The website is up and running but isn't quite up to my standards -- yet another change that I would like to make once some money starts coming in -- quite a conundrum you see -- I need to spend money that I dont have to get the money that I need?!?

I like the airline idea -- didnt think of that one. I am currently running a promotion like the one you recommended though its not a free stay -- just drastically discounted

The web site looks ok, there is nothing wrong with it.

Other than that, I would say network network network. You never know who you know who knows someone who knows someone whos great aunt is married to a CEO and just happens to be looking for accomodations in Puerto Vallarta. (did you follow that?)

Why not partner-up with a local travel agency? Offer them the opportunity to use your place and create a vacation "package deal" for those looking to go to those places.

Franchised agencies might work best if they're all linked together.

This way, they make some money on the air travel, you make the profit through your place.
