    I sell income producing properties in Houston Texas (and around the country). I work for Marcus & Millichap. My specialization is retail properties. I am also looking to invest in these types of properties as I believe real estate is a great investment especially if you know what you are doing so if anyone is interested in teaming up let me know.

    I am in investor in Mississippi on the Gulf Coast, I have been investing for 5 years, however things here have changed drastically since Hurricane Katrina. Prior to the storm, I rehabbed homes, then sold or rented. At the time of the storm I had 18 properties. Needless to say, it's been a challenging year. I am now getting ready to begin building houses along the coast- rental property is in high demand- most of the houses on the coast were destroyed. If anyone is interested in purchasing new construction homes to keep for rental- the tax breaks (because of hurricane katrina) are GREAT.

    I am also building duplexes- I will hold some for the tax breaks and rental income, and I will be selling some to other investors. If you are an investor and you are intersted in investing here on the coast, let me know. If you were to purchase a duplex- each unit 1200 sq ft- your sales price would be approx $264,000-(total sq ft 2400) and with the new tax incentives to rebuild the gulf coast, you get to depreciate the property by 50% the first year, and other incentives.     Blackbear, do you have any experience with college real estate investments. I'm located in Corvallis with 50k population, not many drivers. Any experience with the college town investment real estate? Tips and or suggestions?

    I work at a Real Estate Investment Trust now, I value and purchase Auto Dealership real estate.

    For instance, we'll purchase all the land & buildings from a given established dealership group and then lease it back to them, that gives them millions of dollars in cash (tough to come by in a low-margin business) to use for expansions, acquisitions, or whatever else.

    Kazisdaman: I'm pretty interested in the idea of college town real estate, since you get a largely captive audience of prospective renters. What kind of stuff do you have in mind?

    Kazisdaman: College investment properties are great, provided you can give them the attention they require. Basically if you are starting out small (which I assume you are since you are probably raising money from other students and their families) I would recommend purchasing a duplex or fourplex that way you can keep you maintenance troubles to a minimum. I looked at doing this when I was in college, I just wasnt able to get the money to make it happen but when you think about it if you have responsible students that can manage the property then it is a great plan because no one else will be able to get tenants as easily. When I last got a quote for this type of purchase the lender was requesting 15% down. If you need help looking for investors, other students parents would probably be a good place to go since they are already having to pay for housing, they may be able to offset some of that expense. Like I said before though, the biggest thing to watch out for is that you maintain the facility because when you go to resell it your work will pay off if you take care of things.

    WanganRunner: We work with folks all the time that do sale-leasebacks however most of ours are in the office/industrial market. We do run across car dealships from time to time but not all too often. I would like to talk to you more, I will send you a PM.

    thanks for your compliment, thats very true, that no one else could get tentants easier than other students with testimonials.

    I want to start a apartment guide search just for corvallis only, to compliment my other site

    because just today, searching for real estate is a pain, there needs to be an online site, that u can go onto, search for distance between campus, price, AND if vacant. I can't believe theres nothing like that already. Although the real estate apartments on web is saturated, not in corvallis. + it'd add on additional EASY renting if we owned site, and owned buildings lol.

    what is ur input on that idea?
