Hey guys, i had an idea recently about opening up a "pay per hour" parking lot business in my town in brazil. why? because in my downtown area theres a lot for rent that can be used as a parking lot. here are the pros and cons of the idea that i thought up, and i would love to get some advice, info, feedback on this idea.
also im thinking about charging 2 brazilian reals an hour, so thats like a buck 20.

Pros:
-its in the downtown area so there are alot of stores and places right up the road.
-it fits about 18 cars (idk if thats such a pro)
-already cemented so people can start parking
-close to my house so easy going-to-from work
-only about 5 parking lots in all of downtown (city holds 120,000 )

Cons:
-it lacks roofing so i would have to use some capital to build some kind of solar protection, and i would like to make the lot good quality so i might spend on something more expensive
-the rent is about 1125 dollars a month before the negotiation (1860 brazilian reals)
-theres a little trailer selling burgers on the corner of the lot ( im guessing hes paying rent in it, and its taking up space)
- i dont know anything about car insurance for parking lots incase of scratches and theft

this is what i got so far, if anyone can put there 2 cents in it it would be great.
