Just got my new lease signed this week for a wayyyy better retail location. (Frontage road... existing business has my clientele allready going up there)
They are doing my build out. (at no upfront cost to me)
I am getting first 6 months for free.
My rent includes all taxes, misc fees, and water.
My rent does increase $150 dollars each year (to pay for the build out.. not bad though)
And it was for a 3 1/2 year lease.
Basically what I'm saying is that right now, these guys are not having many clients go up to them and the deals to get retail space is NOW!
