    Location! Location! Location?

    Hello!

    As some of you may know I run an airbrush tanning studio in the Dallas-Fort Worth Area. My demographics are right. 100k plus dispoable income. My ROI is great. My product is solid.

    My location... is horrible.

    Its not visible at all. I pay $1750 a month for the spot. Its a nice spot and everything just not visible.

    I had an offer from another landlord whos location is GREAT! I mean great! The business next door are: Eyelash extension only salon and an upscale nail salon. Rent is a only a couple hundred more a month.

    Problem: I am in contract with my current landlord until July 2009.

    Possible Solution: The new possible landlord is going to move me in, build me out, and let me finish paying my rent to my current landlord until July 2009. (of course rent is going to increase ~$150 a month for the build out every year with a 3 year lease -- but I can live with that) I only have to come up with the deposit.

    I REALLY think that this could help my business. I mean the EXACT CLIENTELE that I want is directly next door. I am EXTREMELY visible on a busy street (street full of Mercedes, Acuras, Cadillacs, etc I might add).

    What do you guys think about me moving? Should I just "start out small" and rent a place in existing salons?

    BTW I still have a full-time job, do most of the tans myself along with my GF.

    One word - MOVE ASAP! If you are in a run down neighborhood do you think that you will attract your target market of Mercedes, Porsches, etc.?

    I am not in a run down neighborhood -- at all. The houses 10 feet away are worth $400k. There is no "run down" part of anything within 10 miles of my shop.

    It's just ***not visible *** and people don't know I am there. I am only getting people who look me up on the internet for special events like weddings, xmas parties and what not.

    I am looking to attract more of the regular clientele. The place I am looking to move out to has neighboring businesses that have my same exact target client. As well as a special niche market.

    It kind of seems like a no brainer but I just wanted some secondary opinions. Especially since the overhead will be higher.
