Im in California & I want to learn real estate. help me? plz?

Ok. Im in my 20s...not insanely rich or anything but i do have a good stash of money saved up and some relatives who are pretty real estate savvy (including one who built their own house from nothing but an empty lot & lived in the garage of the property for 3 months while it was being built!)

anyway id like to not only just invest and rent/sell properties but actually LEARN the real estate business FIRST.

Can this be done online as far as an Accredited degree/program is concerned? no scams plz.

any tips for a young kid?

Why not learn from your relatives? I see people online claiming they are making money in real estate still but I am skeptical. I made alot of money during the boom. I have yet to see prices stabilizing and that is key for me. With falling prices and inventory still being held by banks it's sketchy out there still IMHO. California is expensive as well. Maybe you should move somewhere that is in dire straights and you can pick up property for cheap. There are places in this country where you can buy a house for $20k these days. Pretty wild.

well if you find the right deal you can get fixer-upers for under 5K in the right places. just seen a few properties online today in Ohio and somewhere near philly.

they were found on an online auction site...kinda risky since you can't look at it yourself unless you live nearby. i'd imagine hiring someone near the property (an appraiser) to look it over would be a good idea. That way i'd be aware of what work it needs, what its valued at in current condition and in restored condition...maybe a few estimates on what the repairs would cost etc.

I figure real estate is a good idea for me as ive always (since before 18yrs old) wanted to get into real estate (agent, broker, or appraiser for that matter)...work for some years to stash aside enough cash and get some properties to either flip (fixer upper or otherwise) or (ideal situation) get some properties w/ the intention of renting them out (reason is because ive always been fascinated with passive income and owning/renting properties/homes seems like the best most legit way of doing so.

    idk.

I know the basics but have no formal training. i currently work 2 jobs so i honestly dont feel i have the time to actually get up and go to a college/school to learn what i need to learn. the internet is filled with so many BS "colleges" that you pay through the nose for but don't get anything thats accredited. i was hoping to learn the business from the ground up.

i go have about 15K to play with though if i decided to take the plunge with a family member or close personal friend and invest in a fixer upper and either sell it or rent it out afterwards.

You're young, you can do more, and good luck to you my dear! I hope for your success! I can give a tip or advice, I don't have experience in real state, but I have my own business.

I know Kaplan Professional Schools offer online courses in Real Estate. I would also suggest you read some books on Real Estate. Some good books I have come across are; Millionaire Real Estate Mentor : The Secrets of Financial Freedom through Real Estate Investing by Russ Whitney, and Flip by Gary Keller.

First of all, I must congratulate you on your eagerness to learn the business of real estate instead of jumping into it without relevant experience or education. Most youngsters in your shoes would have probably decided that they can learn everything on the job and don’t really need to go to school to be entrepreneurs. That way, you have made a very smart decision.

If you’re in California, I’d recommend the property management programs offered at California College San Diego (cc-sd.edu/business/bachelors/business-administration-property-management-emphasis) . Property management is offered as an emphasis with their business programs and if you want, you can pursue it online through their affiliate Stevens-Henager College.
