due diligence is the technical term for the degree of care, diligence and utmost good faith that such agents must practice to satisfy their equitable obligations to their principals

this degree is higher than if the agent was merely completing the transaction for her own exclusive interest

in other words, due diligence technically means being more diligent than normal
