    Really depends on the location.

    Is he looking to sell?

If he owns outright he can finance the purchase for buyers (hold the paper) and earn interest on the payments as he sells the land.
If you want to be rich, sell products and services.
If you want to be insanely rich, create and control markets.

Sell the whole property for cash. Sell the property and hold paper. Subdivide the property, sell the lots for cash. Subdivide property, sell the lots and hold paper for each lot. Depending on location, could do a joint venture with an investor to develop the land....there is an endless number of things to do to property... It really depends what the owner is willing to do and how much return he/she wants.

I know but for example is it in the middle of nowhere or in a metropolitan city?

What Aletheides is saying is it 5 acres in a prime location in the city or 500 acres on top of a rocky mountain,we all understand that its in Alaska but if it is in the city you could do many things with it and make a massive amount of money from it but if it is on top of a barren mountain all it would be good for is the view or sheep

This is too generic of a question.. you would need to provide a lot more info about the property and the capabilities / goals of the owner. There are well over 100 different things that can be done with land (sort of)....

Sounds pretty useless to me.... Like owning an acre of land in Arizona in the middle of no where.

Many questions: Is it accessible by road? What is it zoned/ Is it zoned? Who owns the mineral rights? What are the taxes? Are there utilities on the property? Are there any restrictions on the deed? Is your teacher handy or would he/ she need to hire a contractor?
