    Brokering a commercial property deal

    Hi,

    If I am sitting with a client that needs rental office space and the client is willing to sign a minimum 5 year lease. How would one approach investors regarding this deal? How can I structure the deal such that I get paid a brokerage fee?

    It depends...first off...are you a licensed real estate agent? If so, you can typically get a commission agreement form. I believe in most states, you can locate such form in a software called Zip Forms. That's what I've used in Texas and that's what my friends in California use for their real estate forms. If you don't have one or cannot locate one, the listing broker normally has a copy that they use.
