    38 acres of land, usage?

    Can anyone list possible usages for 38 acres of land? It's right off a major interstate, in the center of an industrial town of 45,000 people. This land already has to much local competition in the way of malls.

    This land is located in a commercial zone, and its surrounded by grocery stores, restaurants, etc...

    Any suggestions extremely appreciated,

    How old are you? Is the town going to grow in the coming years? Sounds like something that would just appreciate over time, and is worth waiting some years for a bid

    I am confused, it seems like this land is sitting in the middle of the town, but it is 38acres?? Seems weird that the town is built around it, with nothing on it. Maybe you can give more information?

    My suggestion is the best bet would be to wait for someone else to submit an offer on it, because developing that land would cost a huge amount of money (unless you have the money).

    You didnt say if you owned it or not.. is this for an assignment or something?

    1) Retirement ranch > Ageing population in US > $$$$
    2) BMX riding
    3) subdivide the land and sell parts of it off
    4) build townhouses on it> large start up cost> large debt> but big profit (might take a few years)
