    1st year ROI near 100% ... cash flow monster!

    Hi, this is my first official posting on this website.

    I have been successful in purchasing and renting sec. 8 (gov't subsidised) housing in the past year for positive cash flow. The downturn in the economy has not affected me at all. In fact, there is huge potential in a certain part of Florida where I currently own.

    Recently, I put an offer on another bank owned property, but to my dismay, was not able to get financing because, with my other mortgages, my ratios do not work.. What I 'd like to do is flip this investment opportunity to someone else for a small finders fee. I understand that in order to this I need a real estate license (which I don't have).

    SO.. what do I do? It pains me to let go, when I've run all the numbers and know for a fact that this investment works.

    that's funny!... Shaftal is my last name. You'd think I would have heard that one before! Got any actual advise?

    Let them finish there renting contract and then sell the property.

    Its called flipping a contract....you don't need to be a realtor to flip a contract.
