How to find interest?

Hello, I am a youger property owner looking to list an investment home. I have never listed a house for sale and would like to do it myself rather than thru a realtor. This looked to be a good site for my questions... Any ideas on where to start?

It is a 3 bedroom 1 1/2 bath, 1 mile away from a major college campus. It needs some work (as most college houses do) but it is move in ready... Hasn't been empty in three years. Located across from a cemetary and the neighborhood behind the house is a little rough but there has never been any problems with break-ins or anything to that matter... I was going to ask $45k for it...

How would I go about advertising this? What info should I list? Are paper flyers stuck around town enough???

Your local newspaper would have a "homes for sale" subsection in the classifieds. I suggest advertising there, because it is targeted to the right people(who are looking for homes to buy). Also, try advertising on real estate websites.

I don't recommend sticking flyers around town. It looks very unprofessional(which it is), and it will not target the right people.

Considered the newspaper but I would like to exaust all of my free options first... Do you know of any investment property websites? Really don't want to sell but I would like to get out of the state to move on to bigger and better things, you know?

Be it professional or unprofessional, the right person is anyone who can sign a contract at this point! haha So I may try the flyers too!

Like previous writer said, handing out flyers will most probably be a bad idea. Creating the flyers in a professional manner(costs money) and then randomly hand them out. If you could find a way to find targeted people to give them to it would be a good idea though.
