On the east coast talking about "Mexican" labor is just about a racist statement because Latin people on the east coast are usually Puerto Rican, Cuban or Central American (like Salvadoran) and while Central American immigrants make up the majority of the day laborers around here, they never eat tacos, they have a pupusa trucks. So I get that you're from California which is close to Mexico, but if you call a Cuban a Mexican you will get hit.

On the flip side, if I understand radreality, I should also chime in that when I was right out of college I wanted to buy a house, but instead traveled all over the country making business contacts. I would not have had enough money to both pay a mortgage and travel. For instance, I was offered a position in Los Angeles right after I bought my house. I am glad I didn't take it, but it was apparent I couldn't own a house and be flexible.

good luck trying to find someone willing to do seller-financing though. Maybe in some areas of the country its more common, but around here you rarely hear about it. Most people aren't familiar with how to do it, and people are scared of unfamiliar things.

Apparently this is done a lot in the military. I had a friend in the Navy who thought nothing of seller-financing (or rent to own) his $75k condo to another Navy guy. The best part was that the guy he sold it to defaulted on the condo after, get this, 7 years(!) and the condo reverted to him at the estimated value of $300k- $225k more than he sold it for! this guy was dumber than a box of rocks, so he was just lucky. really lucky. really really lucky.

Think you have to understand though is that I am a cash flow consultant... I don't assist in the creating of cash flow notes (although I could) but a cash flow consultant's main priority is to connect the buyers with investors and assist the buyer in the SELLING of the note.

Now I am sure its possible for me to be able to help them create a note but sometimes this is defined as a "no no" for cash flow consultants... the reason being unknown.

Either way, its quite an easy concept though to be quite honest with you, not as hard as one may think, all your doing is creating a promissory note that the estate will secure as collateral. And you can make a good size piece of change off of doing this... and why don't the realtor's mention anything about this: SIMPLE, they don't get any commission if they tell the seller about owner-financing and the seller goes out and sell's it on their own.
