    Here We Go...

    Seeing how Daniel and someone else was having such good luck and was letting everyone know about it... I figured I'd get some help from everyone on YE on my way to my first POSSIBLE success story.

    As some may know and some may not know, I am a cash flow consultant and knowing how hard it is to find cash flow notes, I am glad to say I have 3 lead's that I am going to be sending letters out to first thing Monday morning. The most expensive is $590k and I am hoping to be able to connect with them and be able to sell that one.

    Help me YE... I need some "good lucks" and everything as this'll be my first deal and I am hoping all goes well. Any word's of encouragement are welcome to, thanks everyone

    Thanks everyone... I sent the letter's out Sunday evening and they should've arrived there around today or so, hopefully we'll see some response (and my phone is still on) since supposedly my internet payment was missed and therefore my internet is SUPPOSED to be turned off tomorrow since the bill isn't paid. It sucks, I know (and I have Vonage, therefore, my phone is going buh-bye as well.)

    Hopefully it won't and somebody calls me tomorrow interested in selling, a dream come true... keep your fingers crossed

    First of all, Young Spark, I wish you the best of luck as you asked!!

    On a second note, what are you doing to find leads? I never found it so difficult. For example, you can buy lists with thousands of leads, send out a huge marketing campaign if you wish (starting with a test group), and hit them from a variety of angles (brochure, personal letter, etc), building the trust, eventually following up with a solid phone call. Have you gone this route? Flip side, if you have some cash, you can always hire a guy at minimum wage to look up the info at your local court house (time consuming)... but you would find more than three leads I'm sure. I guess it depends on how you're defining a lead.

    Considering that there's tens of thousands of notes out there (accounting for Billions of dollars) with thousands of individuals who'd be willing to have some now for less later, it seems to be a reasonable bet that finding a good number of solid leads is doable (solid being hundreds and even thousands).

    Either way, good luck!

    p.s. Brian and I may be brokering cash notes on the side in Vegas since the actual "selling process" is quick and can be easy (though not always successful).

    This is actually my process I am doing... I am going to be purchasing the note leads and send out letter's and a business card out to them. If they are seriously interested, they can contact me online or via the phone and (this is a future plan) to send them a small 6-8 page booklet filled with details of the benefits they can get and any other questions that may generally be asked.

    This is a proposed future implementation into my business. I also plan to be unique and for anyone wanting to learn more about the note business, they can utilize a custom online tutorial script I am going to have written up... and they can go online and learn the basic's for free from our site... a great addition and could possibly somewhat build business as they (the people in training) can work with us (by which time I plan to be an investor possibly myself.)

    All in all, we'll let the future do the storytelling.

    Yes, the cash flow business is very lucrative if I might add. If you figure (in real estate cash flows) how flexible it is to create a note compared to actually receiving a check from a bank for the loan amount that the buyer wanted to obtain, you'd realize that creating a note is easier and efficient.

    Plus, its said a good percentage of homes are sold by "Seller Financing" the property, this means that the seller of the home BECOMES the bank. Now how is it more flexible: Assume this easy example, you have a home that is amortized for 360 months... you need money now so you can sell "partial" (which is as it implies, sell certain amount of months worth of payments to an investor for a lump sum now.) Once those payments are received, you get the payments back to you.

    I wish you the both best of luck in your "Extreme Vegas Challenge" as I call it... and your right, it only takes 3-4 weeks to close a deal depending on the cooperation of the note seller and whether all of the documents are in order. The part that I also agree is that sometimes some won't sell (because of the property buyer's credit, the payment's being on time or not on time is a big factor as well.) There are many things an investor looks at.

    Of course, much of my above responses were based on real estate cash flow's... there are countless other cash flow notes: real estate, auto portfolio's, divorces, structured settlements, business notes, lottery and contest winnings, pro athelete contracts, etc. So the opprotunities is endless if you ask me. And yes, there are over $5,000,000,000 BILLION DOLLARS AND MORE worth of notes in circulation in the U.S. and new one's created every day, so it shouldn't be hard to find any.

    A cash flow consultant is basically someone who connects cash flow note holder's to cash flow note investors. These investor have millions of dollar's to spend to invest in these notes. Their (the investors) added benefit: they get the note and the become the new owner of the cash flow note, generating them monthly income (and you figure these investors have good sized portfolio's of cash flow notes, so were talking possibly more then $5k-$10k more extra income a month.)

    The seller's added benefit, they get their money now and they transfer ownership of the note to the investor. Of course, since the "Time Value of Money" plays an important factor in the cash flow note business, they (the seller's) won't get full face value for their note, instead, they get a large lump sum for their note... the lump sum they get is discounted from the face value (and the factors that effect the discount are as mentioned above, credit score of the payor (or property buyer) and many other aspects.)

    BTW... its recommended you have a tiny bit of knowledge of real estate when it comes to the real estate cash flow notes... not that you need much because your not necessarily dealing with real estate per say, your dealing with the financing portion of the real estate sales. The reason why I said its lucrative is cause as I stated, there is more then $5 Billion Dollar's worth of cash flow notes in circulation and more being created each day. You can also create your own notes by taking up on rehab project if you'd like and "seller finance" the property, then you can sell the property. "Fix >> Flip >> Profit" as one investor told me before.
